When Buying a Home...

Many law offices provide real estate services, however, a good real estate lawyer will take the time to give proper advice to a home buyer and to make the home buying process a positive experience. Real estate law is the primary focus of my law practice. It is therefore important to me that you, as a home buyer, obtain good legal representation in the home buying process, in a consumer-friendly environment, at a reasonable cost. I am available to you, to assist you with the following when buying a home:
  • Advising you on the agreement of purchase and sale
  • Advising you about title insurance and other means of assuring title
  • Advising you on the importance of a building location survey
  • Reviewing your mortgage commitment, prior to acceptance and waiving conditions
  • Informing you of relevant title information about the property you are buying
Naturally, part of the real estate lawyer's task is to conduct the various searches to certify title, prepare the various documents for the change of ownership and financing and to close the transaction.

Should you wish to retain my services as your lawyer in the purchase of your home, I will require the following from you at our first contact (in person or by telephone):
  • Legal names of the persons who are buying the property and who are to appear on the title of the property
  • Current Mailing address of all home buyers
  • Telephone numbers of all home buyers (home, work (if possible), cell and fax)
  • Mailing address of all home buyers following the closing
  • Date of birth of all home buyers
  • Spousal status of all home buyers
  • Occupation of all home buyers
  • Two pieces of proper identification of all home buyers, at least one with photo and signature
  • If more than one home buyer, whether you wish to be on title as joint tenants or tenants in common
  • Name of your realtor and broker
  • Copy of your agreement of purchase and sale
  • Particulars of your mortgage lender
  • Building location survey of the property, if one currently exists
  • Particulars of your house insurer
  • Your intended use of the property
  • Other transaction specific information
When Selling a Home...

Organizing a move can be time consuming and stressful for the home owner. I strive to make the legal aspects of your move as effortless as possible for you. It is also important that you have sound legal representation when selling a home. Part of the tasks conducted by my office therefore frequently include the following:
  • Advising you on the agreement of purchase and sale
  • Reviewing your mortgage payout statement
  • Informing the utility companies of your move and ordering meter readings
  • Closing the sale transaction
  • Disbursing funds to yourself and the mortgage holders as quickly as possible following closing

Changes of ownership...

One may wish to change the name(s) on title of a property for a variety of reasons, which may include the following:

  • separation
  • death or health concerns
  • tax planning

About purchasing a business...

If you wish to purchase an existing business, you will want to ensure that your legal interests in such transaction are well protected and that your business gets off to a successful start. I can assist you in providing you the following services:

  • Advising you about various regulatory and permit requirements of the business which you intend to operate
  • Business name registration
  • Conducting various title and off-title searches of the property and assets which you intend to purchase
